Landlord EICR, certificate within 24 hours
Every private rented home in England needs an Electrical Installation Condition Report at least every five years. We inspect, report within 24 hours, and quote any remedial work within 24 hours too.

What the law asks of landlords
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, you must:
- have the electrical installation inspected and tested at least every five years, or sooner if the last report says so;
- give a copy of the report to existing tenants within 28 days, and to new tenants before they move in;
- give a copy to the local council within 7 days if they ask for it;
- complete any remedial or further investigation work within 28 days, or sooner if the report says so, and get written confirmation it has been done.
Councils can fine landlords who don't comply, so the deadlines matter.
What we check
We inspect and test the fixed wiring, consumer unit, protective devices, earthing and bonding, sockets, switches and light fittings. Each issue is coded so you know exactly what needs doing:
- C1: danger present, made safe on the spot where we can;
- C2: potentially dangerous, must be fixed;
- FI: further investigation needed. It doesn't fail the report on its own, but landlords must still have it investigated within 28 days;
- C3: improvement recommended, not a fail.
Any C1 or C2 makes the report unsatisfactory. If that happens, you'll have a remedial quote from us within 24 hours.
- Your report within 24 hours of the inspection
- Remedial work quoted within 24 hours
- We arrange access directly with your tenant if you prefer
- Plain-English summary alongside the formal report
How long does an inspection take?
Usually two to four hours for a typical house or flat. Larger properties and HMOs take longer. The power is off for short periods only.
Do I need to be there?
No. Many landlords ask us to arrange access with the tenant or collect keys from the agent.
How much does an EICR cost?
It depends on the size of the property and the number of circuits. Tell us about yours and you'll have a fixed quote the same day.
What about HMOs?
HMOs need an EICR too, and councils often check them more closely. Let us know on the form and we'll plan the visit accordingly.
